House building plot.

Choosing a site for building a house.

Before those people plan to build their own country house, usually arises the question of choosing the appropriate land plot. At the same time, the selection of the correct option depends on many factors.

An important point when choosing is the issue of the price of this very land plot. It should be borne in mind that on average its cost should be approximately 20% of the amount of the total planned budget for the construction of a country house. As a rule, the closer the plot to the city, the higher its price will be. The prestige of the selected area has also exerted considerable effects.

You should make sure that there are bus stops and railway stations near the land – this is especially true for those who do not have a personal car. The prospect of getting to the stop for more than half an hour and back is unlikely to impress anyone. If you, of course, do not build a land plot in order to stay away from urban noise and fuss.

Particular attention should be paid to the capabilities of the telephone line, the delivery of mail, centralized garbage collection, the availability of stores and medical institutions, as well as the degree of remoteness of the land plot from other residential buildings. It is good if the site you have chosen is close to various engineering communications-electric networks, sewage, gas pipeline, the absence of which, of course, is solved, but this will not cost very cheaply.

A huge role in choosing a land plot is played by its geological characteristics. So, even a very good area may not be at all suitable for the construction of buildings on it.

Therefore, having chosen a certain piece of land, you should turn to knowledgeable specialists for the study of the soil and determine the suitability of this territory for construction work, the construction of structures and their operation, as well as to clarify the level of groundwater, the degree of risk of flooding of the site and the compliance of the loading abilities of the Earth towards the expected loads.

It is worth finding out about the need to make any changes to the project in accordance with the features of the land. After all, if you choose a terrain with hills, slopes and other irregularities, then the construction of the house will cost you much more than under the conditions of even relief.

When choosing a site, you need to think about the implementation of additional buildings on it – baths, garage and other structures, therefore, the dimensions proposed for the construction of the place should be appropriate.

Remember:

The process of choosing a site has a clear regional dependence. That is, when planning the construction of houses in Krasnodar, you will have to be guided by only criteria, in the same case, if you go to build, say, in St. Petersburg they will be completely different.
